When you find an investment opportunity that interests you, there are several ways to reach
us—WhatsApp, live chat, call scheduling, form fills, social media, and more. Once you reach
out, you can expect a follow-up email, message, or call to set up a convenient time for a live
conversation (via phone, FaceTime, WhatsApp, Zoom, etc.)
First Call
We believe in personal connections from the very start. While texts and emails are convenient, we’ve found that clients are unlikely to entrust significant investments to someone they haven’t spoken with. This initial call allows us to introduce ourselves, share our expertise, and explain our services. It also gives us the opportunity to learn about you, your investment goals, and outline next steps. A quick 10-15 minute call can provide more clarity and efficiency than hours of back-and-forth emails.
At the conclusion of the first call, we’ll have a clear understanding of your preferred area, property type, budget, payment method, and timeline for acquisition. The call will conclude with a follow-up email summarizing this information and scheduling the next call to discuss options

After our first call, you’ll receive a detailed email thanking you for your time and listing the best properties that fit your criteria. those reliant on sales to fund construction.

follow-up Call
Within a week of our initial conversation, we’ll schedule another call or, ideally, a Zoom meeting to review the properties and address any outstanding questions. If others are involved in the decision-making process, such as a spouse or business partner, it’s a good time to include them. Whenever possible, we also bring in a trusted legal advisor to answer any legal questions about the acquisition process. Depending on the property of interest and its availability, this call might be the right moment to make a fully-refundable reservation deposit to secure
your desired property. Inventory moves quickly, and the best deals often don’t make it online. Reserving a property early can prevent disappointment later.

As your visit approaches, we’ll review your top investment options and schedule property tours. Scheduling in advance allows us to coordinate with other real estate professionals and provide you with a seamless
experience. Typically, we organize half-day tours to ensure you avoid information overload and allow time for other clients. During these tours, we aim to:
- Visit significant points of interest throughout Bacalar to reinforce your confidence in the area.
- Arrange face-to-face meetings with your attorney to address outstanding legal questions.
- Confirm your deposit on the chosen property and proceed with an Offer to Purchase.
- Explore alternative properties if a better option emerges.
- Enjoy Bacalar’s natural beauty, great food, and welcoming atmosphere
completing a safe acquisition
Once an Offer to Purchase is submitted, negotiations may take some back-and-forth to reach a mutually satisfactory agreement. Upon finalizing terms, the seller will submit all necessary documentation for legal due diligence, and a Purchase Agreement will be drafted. We’ll work with you to ensure the timely preparation of funds for the down payment or full purchase price. If you’re unable to attend the closing, we recommend setting up a limited power of attorney with your legal representative to complete the transaction smoothly in your absence.
The process varies depending on whether your property is pre-construction or already built. No two deals are alike, and what may seem unusual based on your past real estate experiences might be standard practice in Mexico.
